An
EPC survey is an assessment based on visual inspection, recording
and
measuring various aspects of the property. On average it takes
about an hour and
does not involve drilling holes or disturbing the fabric of
the property in any way.
In general, an EPC Survey records the following aspects of the property:
Exterior/ interior
dimension measurements
Windows and
the type of glazing
Aspects of the
heating system (visual observations)
Aspects of hot
water system (visual observations)
The boiler and
systems controls (visual observations)
Any secondary
heating system
Presence of
any energy saving features/ light bulbs
Inspection of
the loft space and insulation (if accessible)
It is advisable to have any guarantees for any works done to
the home available
for the inspector. You may also bring to the notice of the inspector
any information
about your home's heating system, insulation and refurbishment
works that could
have added extra insulation.
An EPC Survey can only be done by a licensed energy assessor
